Commercial Leases
Space that works for your business.
A lease is often a company's largest long-term commitment, which can be a figurative asset, but a literal liability. We help evaluate and negotiate commercial lease terms with attention to the economics, the obligations you are taking on, and the terms that actually matter.
Rent is only part of a lease's cost. Operating expense pass-throughs, improvement allowances, renewal rights, assignment restrictions and guaranties can matter as much over the term. We review the full picture so the space supports the business instead of constraining it.
How we help
- Lease review and negotiation for tenants and landlords
- Letters of intent and term sheets
- Amendments, renewals and expansions
- Assignments and subleases, including in business sales
Before we get started
Which commercial lease terms matter most?
Beyond base rent, look closely at the term and renewal options, rent escalator, operating expense and triple net pass-throughs, tenant improvement allowances, permitted use, assignment and subletting rights, and any personal guaranty.
When should we involve a lawyer in a lease?
At the letter of intent stage. Many key economic terms are settled in the LOI, and they are much harder to change once the landlord's lease form arrives.
